Site note — existing tiles: Assessed during our inspection. Whilst dated, they have not suffered structural damage and can remain if budget does not allow. The tile upgrade can be revisited at a later date without affecting the rest of the programme.

How we'll deliver this

Resident communication
Letter to every flat prior to works. Notice boards throughout communal areas with clear stage dates.

Top-down sequencing
Works start at 4th floor and move downward — reducing damage risk and limiting disruption to residents below.

Protection throughout
All existing floors covered with dust sheets and hard-board. Clean and tidy at all times throughout.

Concurrent prep phases
While decorating upper floors, a second team carries out preparation and repairs on lower floors simultaneously.

Carpets after decorating
All carpets laid only after decorating is fully complete building-wide. Any scuffs touched up before handover.

Staged tile installation
Ground floor split in two halves. Residents retain access via untiled half during each adhesive cure period.
08 — Site logistics
Skip hire & parking arrangements
For a project of this scale, waste management and parking for the team need to be agreed in advance.

Client to arrange
An 8–12 yard skip is required on site for the duration. If placed on a public highway, a council skip permit will be needed. If a skip cannot be provided, a waste removal service can be quoted separately.
🚐 Parking
Client to assist
2–3 vehicles on site daily. Reasonable parking provision required — reserved bays, nearby car park or confirmed street parking. If in a CPZ, visitor permits must be arranged in advance. Any PCNs due to lack of provision will be passed on.

Included in price
Removal and responsible recycling of all existing carpet is included within the carpet supply and fitting price. General decorator waste consolidated into the client-provided skip daily. Site left clean and tidy throughout.

Please confirm prior to start: Skip placement, parking provision and any required permits must be confirmed in writing at least 5 working days before the start date. Failure to have these in place may delay the programme and affect the agreed completion date.
09 — Site note: wall-mounted signage
Fire exit signs & wall notices
As part of the preparation and decorating process, all wall-mounted fire exit signs, directional notices and any other fixtures attached to communal walls will be carefully removed prior to decorating and set aside. Walls will be made good and decorated behind all removed items.

Three milestone payments protect both parties. The deposit confirms your May or June 2026 start date. Final payment due on completion and sign-off — all snags remedied within 30 days of full settlement.
Secures programme dates and team. Non-refundable once materials ordered or team time committed.
Triggered once upper floor decorating is complete and lower floors are underway. Invoice due within 5 working days.
Required in full regardless of minor snag findings. All snags completed within 30 days at no additional charge.

Snags & remedial works policy
For a project of this scale, minor snags may arise during the final sign-off walkthrough. Final payment is required in full upon completion — this does not affect our commitment to remedy any snags identified. All remedial works will be carried out within 30 days of full invoice settlement at no additional charge. A dedicated return visit confirmed in writing.

Important notes
1.
All carpet areas are approximate estimates. Final measurement and pricing confirmed following physical site survey prior to material order.
2.
Tile area based on 50 sqm ground floor estimate. Precise measurement taken before materials are ordered.
3.
All preparation materials (caulk, filler, stainblock, undercoat, sandpaper, masking tape, dust sheets) are included within the decorator labour rate — not charged separately.
4.
Paint quantities are estimates based on standard coverage rates and two coats. Any significant overrun flagged and agreed before additional materials ordered.
5.
Skip hire and parking provision are the responsibility of the client or managing agent. Please confirm at least 5 working days before the start date.
6.
All prices exclude VAT at 20%. Tom Harvey Contractors Ltd is VAT registered. A VAT invoice will be issued at each payment stage.
7.
The deposit confirms programme dates in May or June 2026. Availability cannot be held without signed acceptance and deposit receipt.
8.
Final payment is due on completion and sign-off regardless of snag findings. All snags remedied within 30 days of full settlement at no additional charge.
9.
Fire safety signage reinstatement is the building owner's or managing agent's responsibility unless explicitly included in a written scope of works.
10.
Any structural repairs, plasterwork beyond normal filling, or works outside the communal areas described will be quoted separately if required.
11.
12-month workmanship warranty on all decorating works. Manufacturer's warranty applies to all materials supplied.
