Does this replace my estate agent?
Not at all. This is a maintenance-only service. We don't handle tenancy agreements, rent collection, deposits, inventories, or tenant vetting. Your estate agent relationship stays completely unchanged — some agents actually recommend us to their landlord clients.
What counts as a callout?
A callout is any visit to your property by one of our tradespeople — plumber, electrician, handyman, or locksmith. The free callouts included in Guardian and Premier cover the call-out fee only (typically £80–£150). Parts and labour are invoiced separately at your plan discount rate.
What is the job approval threshold?
During onboarding you set a spend threshold — for example £250. Any job estimated above that triggers a WhatsApp or email to you for sign-off before work begins. Below the threshold we proceed, fix it, and report back. Keeps things moving while keeping you in control.
Is there a minimum contract?
Monthly plans can be cancelled anytime with 30 days' notice. Annual plans are paid upfront — they're non-refundable after the 14-day cooling-off period, but save you 15% against monthly billing.
Can I add more than one property?
Yes. Each subscription covers a single property. If you have a portfolio, additional properties are available at a 20% multi-property discount from the second property onward. Get in touch and we'll put a custom package together.
