Who Instructs Us

We work for the people
responsible for the building

Block managers, estate companies, RTM boards — anyone who needs reliable trade work carried out in shared areas.

RTM & Freeholder Boards

You're responsible for the building — we carry out the physical works. We keep residents informed, respect the property, and give you the paperwork to show the work was done properly.

Considerate on-siteResident notice draft

Facilities Coordinators

Send us the job — we attend, complete the work, and send you a full report the same day. Clear sign-off and photos so you can close out the task without chasing.

Letting Agents

We already work with leading London agencies on private lets. For managed blocks where communal areas need upkeep between tenancies, we apply exactly the same standard.

Asset & Portfolio Managers

Consistent trade standards across multiple buildings. We maintain records of colour specs and previous works per building — so each job runs from day one regardless of when you last called.

What We Do

The work we carry out
in communal areas

All trade work — decorating, repairs, flooring, and refurbishment — in shared spaces within managed blocks.

Communal Area Decorating

We repaint hallways, stairwells, landings, and lobbies to a high standard. Prep, prime, and two coats throughout. We work floor by floor so the building stays accessible at all times — residents are never cut off from their front door.

Why Tom Harvey

What makes us the right contractor
for communal work

Not every trade contractor is suited to occupied residential blocks. Here's what we do differently.

We treat residents' homes with respect

We introduce ourselves, keep corridors clear, work considerate hours, and clean up every day. Block managers don't get complaint calls when we're on site.

Our paperwork is ready to go straight to your directors

Quotes, invoices, and completion photos are formatted clearly enough to attach to service charge documentation or share with leaseholders without rewriting.

We charge what we quote

Our quotes are written and itemised. If we find something unexpected on site we call you before acting — you never get a bill with additions you didn't approve.

We're on site within 48hrs for reactive jobs

When damage is reported or a leak needs making good, we attend quickly. For urgent situations call us directly on 020 3983 5087 rather than emailing.

We keep records for every building we work in

Colour specs, materials used, access notes — all logged per building. Next time you instruct us, the job runs from day one without a repeat survey for like-for-like work.

We're aware of Section 20 thresholds

We'll flag if a quoted job is likely to exceed the per-leaseholder consultation threshold — giving you time to start the statutory process before instructing the work.

Free site visit and written quote.

We never charge to survey a building or produce a quote. Any property, any scope — send us the details or call 020 3983 5087 and we'll arrange a time.

"Professional, quiet, and left every floor spotless at the end of each day. Our leaseholders actually messaged to say thank you."

Common Questions

Questions block managers ask us

Straight answers about how we work before you instruct us.

We work floor by floor so corridors, lifts, and staircases stay accessible at all times. We never block off an entire section. We introduce ourselves to residents, keep to sensible hours (8am–5pm Mon–Fri unless agreed otherwise), and clean up at the end of every working day.
For reactive repairs, photos are often enough for a reliable estimate. For larger jobs — full redecoration, lobby refurbishment, flooring — we'll visit the building first so the quote is accurate and properly itemised. Site visits are always free and we'll produce a written quote within 24 hours of visiting.
For most reactive jobs we can be on site within 48 working hours of instruction. For urgent situations — significant leak damage, a hazardous communal area — call us directly on 020 3983 5087. Email for urgent jobs is slower; a phone call gets a faster response.
Every job comes with a written, itemised invoice with descriptions suitable for service charge allocation, plus before and after photographs. We can also provide a written scope summary or completion note for AGM reporting or leaseholder communication — all included at no extra charge.
Yes. Public liability to £5 million, employer's liability cover, and all operatives are DBS-checked and referenced. We're happy to share insurance certificates and references from existing block manager clients before you instruct any work — ask and we'll send them over.
Yes. We understand that qualifying works above the per-leaseholder threshold require a formal consultation before the contract is placed. If we quote a job that looks likely to exceed the threshold, we'll flag it with the quote — so you have time to start the statutory process before instructing us to proceed.
Yes. We carry out work across multiple buildings for estate management companies and maintain individual building records for each site — colour specs, access notes, previous scope. The standard is consistent across the portfolio and repeat clients get priority on scheduling.
All of Greater London and the Home Counties — Hertfordshire, Essex, Surrey, and surrounding areas. No travel charges within Greater London. Call 020 3983 5087 or email [email protected] to confirm a specific location.
