Yes. Where works will cost any leaseholder more than £250, the Section 20 process requires proper written estimates. We provide itemised quotes broken down by floor and element, a specification, method statement and insurance certificates so the managing agent can run the consultation.
No. We phase the work floor by floor and keep at least one route open at all times. Wet paint is signed, handrails are done in stages, and we issue a resident notice before we start with dates and contact details.
On walls we use a scrubbable durable matt or eggshell (for example Dulux Trade Diamond or Johnstone's Acrylic Durable Matt) that can be wiped clean. Woodwork, handrails and doors get a hard-wearing satin. Where a fire-rated coating is specified we can use intumescent or flame-retardant systems.
Yes. Fire doors and frames are painted with compatible coatings without affecting the seals, strips or self-closers. We'll flag any fire door that is damaged or non-compliant so it can be addressed separately.
Yes — evening and weekend working is available for blocks where daytime disruption is a problem, priced as an option on the quote.
Yes — a large part of our communal work is for managing agents, freehold companies and right-to-manage companies across London. We provide everything needed for board approval and leaseholder communication.
Yes. Most period communal areas need filling, patch plastering and often cornice or dado repairs before painting. These are itemised separately so directors can see the making-good cost against the decoration cost.
