The honest answer

What exterior painting
really involves in London.

Exterior painting in London is 80% preparation and 20% paint. Cracked render, blown stucco, rotten sills and flaking masonry paint all have to be dealt with before a brush goes near the wall — otherwise the new coat fails within two winters. We repair first, then paint.

The biggest cost drivers are access (scaffold or tower), the condition of the render and timber, the height and size of the elevation, and whether you're in a conservation area where colour and finish are controlled. Most Victorian terrace fronts in London fall between £2,500 and £5,500 + VAT including access.

Tom Harvey Contractors provides free site visits and itemised written quotes within 48 hours, and we arrange scaffold, licences and skips so you don't have to.

Common questions

Your questions
answered.

A front door and frame starts from around £350 + VAT. A typical Victorian terrace front elevation, including render repairs and tower or scaffold access, costs £2,500–£5,500 + VAT. A full stucco villa with front, rear and sides on full scaffold is usually £8,000–£20,000+ depending on condition and size. We always quote after a site visit and price access separately so it's transparent.
For a two-storey terrace front, a mobile tower is often enough. For three storeys or more, stucco repairs, or anything where the pavement needs protecting, scaffold is safer and usually gives a better result. We arrange it, include it in the quote, and apply for the pavement licence from the council where one is needed.
We use breathable masonry paints (for example Dulux Weathershield, Sandtex or Keim mineral paint on lime render and listed buildings). Breathability matters on older London buildings — trapping moisture behind a non-breathable paint is what causes blown render and blistering.
Yes — repairing render is most of the job. Hairline cracks are raked out and filled with a flexible filler; larger cracks and blown areas are cut back and re-rendered to match. Stucco mouldings and cornices can be reinstated. We'll show you what we've found at survey and price the repairs as separate lines.
Yes. Many London boroughs control external colours in conservation areas, and listed buildings need consent for changes. We'll advise on appropriate colours and specifications, and we'll flag it early if you or your architect need to arrange consent before work starts.
April to October is ideal — masonry paint needs temperatures above 8–10°C and dry surfaces. We can work in winter on dry, mild days but it takes longer. Book spring work early; exterior slots fill up fast.
A properly prepared and painted elevation should last 8–12 years in London. Timber windows and doors need attention every 5–7 years. Cheap jobs that skip preparation often fail within two years.
Yes — we work for block managers, freehold companies and managing agents on communal exteriors, from small conversions to full mansion blocks. We provide itemised quotes suitable for Section 20 consultations and can phase the work across elevations.
