We come to you
Free Site Survey & Quote
We visit the property to assess the floor's condition, wood type, and area. We check for damaged boards, gaps, old finishes, and any repairs needed. You receive a clear, itemised written quote with no hidden extras — valid for 30 days.

Ready to sand
Preparation
We punch down nails, remove staples, re-secure loose boards, and seal the room with dust sheets. Our professional-grade vacuum-connected sanders are set up — protecting your home from dust throughout the process.

Dustless drum & edge sanding
Machine Sanding
We progress through coarse, medium, and fine grits to strip the old finish and level the surface. Drum sanders cover the main field; edge sanders work skirting zones. Corners are finished by hand for a perfectly consistent result.

Optional — agreed in advance
Gap Filling & Repairs
Once sanded, we apply flexible resin filler or timber slithers for larger gaps. Damaged boards can be repaired or replaced. The floor is thoroughly vacuumed and tack-wiped before finishing begins.

Your chosen varnish, oil or stain
Finishing & Sealing
We apply your chosen finish in multiple coats, with light sanding between each. Adequate drying time is always respected. On completion we walk you through the result and leave written aftercare guidance.
