Floor tiling labour in London costs between £45 and £95 per m² depending on the tile. Standard 600×600 porcelain and ceramic sit at the lower end; large-format 1200×600, natural stone, herringbone and mosaics at the upper end. Tiles, adhesive and grout are priced separately — we can supply at trade prices or fit tiles you've bought.

Cost drivers are the tile size and material, the pattern, the number of cuts (small bathrooms have proportionally more), and above all the preparation — tiles need a rigid, flat, primed base, which on London floorboards usually means an overlay board or a decoupling membrane, and on screed usually means a levelling compound.

Labour for standard porcelain or ceramic floor tiles is £45–£65 per m² + VAT. Large-format, herringbone, mosaic and patterned tiles are £65–£95 per m². Natural stone with sealing is £75–£120 per m². Preparation — overlay boards, membranes or levelling compound — adds £15–£30 per m². Tiles and materials are extra.
Not directly — timber moves and tiles crack. We fix the boards down, then fit a tile-backer overlay board or a decoupling membrane (such as Schlüter Ditra) to create a rigid base. This is essential on London first floors and in Victorian houses.
We can source porcelain, ceramic and stone at trade prices from suppliers like Topps, CTD, Mandarin Stone and Fired Earth, or fit tiles you've chosen yourself. Either way the tiles are a separate line on the quote so labour is transparent.
Yes — electric UFH mats are ideal under tiled floors in bathrooms, kitchens and hallways. We install the mat and thermostat, then tile over with a flexible adhesive. Wet UFH in screed is coordinated with the plumber on larger projects.
Lippage is when one tile edge sits higher than its neighbour — you feel it underfoot and see it in raking light. We avoid it with proper levelling of the base and a clip-and-wedge levelling system on every large-format tile.
Porcelain — it's denser, harder and more water-resistant, so it copes with kitchens, hallways and bathrooms. Ceramic is fine on walls but wears on floors. Natural stone is beautiful but needs sealing and more care.
A bathroom floor takes 1–2 days including preparation; a kitchen floor 2–3 days; a large kitchen-extension floor with UFH 3–5 days. Grout needs 24 hours before use.
Yes — most of our tiling is within full kitchen and bathroom renovations, which we manage end to end. Standalone floor tiling is welcome too.
