A typical two-bedroom flat with LVT in the hall, living room and kitchen and carpet in both bedrooms costs £2,500–£4,500 + VAT supplied and fitted, including subfloor preparation. Engineered oak throughout would be £5,000–£9,000. A three-bedroom house with stairs is usually £5,000–£12,000 depending on the mix.
Rental-grade polypropylene carpet at £22–£32 per m² fitted, followed by AC4 laminate at £28–£40 per m². Trade LVT at £38–£55 per m² costs a little more but lasts much longer and is waterproof — over ten years it's usually the cheapest option per year.
LVT in living areas, kitchens and bathrooms and a polypropylene twist carpet in bedrooms. Both are waterproof or stain-resistant, easy to clean between tenancies and photograph well for listings.
Plywood overlay on floorboards is £12–£25 per m²; latex levelling on concrete or screed £12–£25 per m²; a damp-proof membrane on a ground floor £5–£10 per m². Most London floors need one of these and it's the most common thing left out of cheap quotes.
Ours do — removal and disposal of old carpet, laminate, vinyl or tiles is included in every quote. Removing old tiles from a concrete floor takes longer and is priced as a separate line.
Fitting only is £8–£12 per m² for carpet, £14–£20 for laminate, £18–£30 for LVT and £25–£40 for engineered wood. You can save money by buying the floor in a sale, but we buy at trade prices, so supply-and-fit is often the same or cheaper. Ask us to price both.
A single room takes half a day to a day. A two-bedroom flat 2–4 days; a house 4–8 days depending on the mix of floors and the subfloor work. We fit around move-in and tenancy dates.
Yes — most London leases require acoustic underlay under hard floors and some require the freeholder's consent. We'll ask for the lease clause, specify the right underlay and provide the product data sheet for the managing agent.
