Most London new-builds are handed over with a single thin coat of contract emulsion, minimal caulking, cheap laminate or carpet, and a snag list the developer takes months to address. Within a year the walls mark, the grout cracks and the doors drop. A full redecoration to a proper standard costs £2,200–£3,800 + VAT on a two-bedroom apartment and transforms it.

Decoration, flooring and joinery don't affect the structural warranty (NHBC, Premier, LABC). We avoid touching anything the developer is still responsible for during the defects period — usually two years — unless you ask us to, and we'll advise where a snag should go back to the developer first.
