Plastering in London costs between £450 for skimming a small room and £1,800 for fully replastering a large one. Skimming a standard bedroom — walls and ceiling — is typically £450–£900 + VAT; replastering with bonding and skim, where the old plaster has failed, is £900–£1,800.

The cost drivers are the condition of what's there (skimming over sound plaster is quick; hacking off and replastering is slow and messy), ceiling height, whether ceilings need overboarding or replacing, Artex and the asbestos test that goes with it in older properties, and the finish required — a mirror-flat skim for a high-gloss paint takes longer than a standard finish.

Skimming a standard room — walls and ceiling — costs £450–£900 + VAT. Fully replastering a room where the old plaster has failed costs £900–£1,800. A new plasterboard ceiling skimmed is £600–£1,200. Per square metre, skimming is £15–£25 and replastering £35–£55.
Skim if the existing plaster is sound but tired, cracked or uneven. Replaster if it's blown (hollow when tapped), crumbling, damp-damaged or coming away from the wall. Tap the wall — hollow areas need replastering. We'll assess it at the site visit.
Yes — after an asbestos test on properties built before 2000. If clear, the ceiling is either skimmed directly with a bonding agent or, better, overboarded with plasterboard and skimmed for a guaranteed flat finish. Overboarding costs £500–£1,000 per room.
New skim needs 5–7 days to dry (longer for thick replaster or in winter), then a mist coat of watered-down emulsion before the topcoats. Painting too early causes peeling. We'll advise, and our decorators can follow on.
Yes, on solid brick walls where breathability matters. Gypsum plaster on solid walls traps moisture and causes damp; lime plaster lets the wall breathe. It costs more and takes longer to dry, but it's the right material for period properties.
Yes — small areas can be repaired and skimmed; where large areas have come away from the laths, the ceiling is usually overboarded or replaced. We'll advise which is safer and more economical.
Yes — damaged cornice is patched in situ or replaced with matching sections run to the original profile. Plain coving is replaced by the metre. Ceiling roses are repaired or matched from period patterns.
