Small bathrooms
renovated to feel bigger.

Most London bathrooms are under 4m². We renovate them to feel far bigger — wall-hung sanitaryware, walk-in showers, large-format tiles, concealed cisterns and the right lighting — without paying a large-bathroom price.

The honest answer

What a small bathroom renovation
really costs in London.

A small bathroom renovation in London costs between £4,000 and £14,000 + VAT. A same-layout refresh with a new suite, shower and tiles is typically £4,000–£6,000; a full renovation with a new layout, wall-hung sanitaryware, large-format tiles and better lighting is £5,500–£9,000.

Small bathrooms aren't much cheaper than large ones: the plumbing, electrics, ventilation and waterproofing cost the same, and there are proportionally more tile cuts. Where you save is in tiles and sanitaryware quantities — which is why a small bathroom is the best place to spend on quality finishes.

Common questions

Your questions
answered.

A same-layout refresh with a new suite and tiles costs £4,000–£6,000 + VAT. A full renovation with a new layout, wall-hung sanitaryware and large-format tiles is £5,500–£9,000. A premium small bathroom with a wet-room floor and underfloor heating is £9,000–£14,000. A cloakroom or separate WC is £2,000–£4,500.
Wall-hung WC and basin so you see more floor; a walk-in shower with a clear screen instead of a curtain or enclosure; large-format light tiles with matching grout; the same tile on floor and walls; a recessed niche instead of shelves; a large mirror; and good lighting. These are all included in our full renovation package.
If it's the only bathroom in a family home, a shower-bath with a screen keeps both. In a flat or a one-bed, a walk-in shower makes the room feel much bigger and is what most buyers and tenants prefer.
Anything under about 4m² — typically 1.7m × 2m or smaller. Many London bathrooms in Victorian conversions and mansion flats are 3–4m². We renovate bathrooms down to about 2m².
A wall-hung WC with a concealed cistern frame adds around £400–£800 to the sanitaryware and fitting compared with a close-coupled WC. In a small bathroom it's usually worth it for the space and the look.
A compact refresh 5–7 working days; a full renovation 7–10 days; a premium bathroom 2–3 weeks. You'll be without the bathroom for the duration, so we plan around your other facilities.
Yes — and it's one of the best-value improvements a landlord can make. We recommend durable porcelain, a walk-in shower, a mirror cabinet and a towel rail, and we work to your tenancy dates.
Often, yes — moving the basin is straightforward; moving the WC depends on the soil pipe route. We'll check at the site visit and price the layout change as a separate line so you can decide.
