Wet rooms
tanked properly, so they never leak.

A wet room is only as good as its tanking and its falls. We build wet rooms in London flats, houses, lofts and accessible bathrooms with a fully tanked floor and walls, a correctly formed fall to a linear or point drain, and the tiles and finishes to match.

The honest answer

What a wet room
really costs in London.

A wet room conversion in London costs between £6,000 and £22,000+ + VAT. A standard wet room — tanked floor and walls, wet-room former with a fall to a drain, glass screen, wall-hung sanitaryware and porcelain tiles — is typically £6,000–£10,000. Underfloor heating, large-format tiles, niches and designer brassware push it higher.

The cost drivers are the floor construction (timber floors need a former and more tanking than concrete), the drainage route and whether a linear drain can be achieved, the extent of tanking (we tank the whole floor and every wet wall), the tiles, underfloor heating, and any accessibility requirements such as level thresholds and grab rails.

Tom Harvey Contractors provides free site visits and itemised written quotes within 48 hours, and we'll tell you honestly whether your floor can take a true level-access wet room or whether a low-profile tray is the safer option.

Common questions

Your questions
answered.

A standard wet-room conversion in London costs £6,000–£10,000 + VAT including strip-out, former, drain, full tanking, screen, sanitaryware and porcelain tiles. With underfloor heating and large-format tiles it's £9,000–£15,000. Premium or fully accessible wet rooms are £12,000–£22,000+.
Yes, with the right build-up — the joists are checked, the floor is stiffened, a wet-room former creates the fall, and the whole floor and walls are tanked. It's more work than on a concrete floor and the floor level rises slightly. A low-profile tray is the alternative where the build-up won't work.
Tanking is the waterproof membrane applied to the floor and walls before tiling. Tiles and grout are not waterproof on their own. A wet room that isn't fully tanked will leak into the room below — usually within a year. We tank the entire floor and all wet walls with a proper system and let it cure before tiling.
A walk-in shower uses a low tray and a fixed screen and is cheaper, quicker and less risky on timber floors. A true wet room has a tiled, level floor with a drain — better looking, fully accessible, but needs more build-up and more tanking. Many London clients choose a walk-in shower with a low-profile tray for the same look at lower cost.
Yes — a freestanding or fitted bath can sit in a wet-room-floored bathroom. The whole floor is tanked and falls to the drain, so splashes don't matter.
Floor tiles should be non-slip (R10 or above) and small enough or flexible enough to follow the fall — mosaics and 300×300 or smaller near the drain, or large-format with a single-fall linear drain. Wall tiles can be anything. Natural stone needs sealing.
A standard wet room takes 8–12 working days including tanking cure times. With underfloor heating and large-format tiles, 2–3 weeks. Tanking and adhesive curing can't be rushed.
Yes — level thresholds, non-slip floors, grab rails, fold-down seats, comfort-height WCs and lever taps. We can work to an occupational therapist's specification and provide the itemised quote needed for a Disabled Facilities Grant application.
